Proof of Funds Letter FAQs

What is a Proof of Funds letter?
A Proof of Funds letter is a lender-issued document that can help demonstrate to a seller or real estate agent that you have identified a potential source of financing for an investment-property purchase. It can be included with your offer to help establish credibility as a serious buyer.

Is the Proof of Funds letter free?
Yes, there is no fee to request or receive a Proof of Funds letter from Malve Capital.

What information do I need to request a Proof of Funds letter?
At a minimum:
– The requested Proof of Funds amount
– An individual name, entity name, or both
– An email address to receive the letter
– A phone number in case additional information is needed
You may also provide a specific property address. Including the address creates a deal-specific letter showing that the transaction was submitted to Malve Capital for review.

Is the Proof of Funds letter issued instantly?
No. Requests are not automatically approved or issued. Each submission is reviewed by Malve Capital, generally within one business day. Once approved, the letter will be emailed to the address provided.

Does a Proof of Funds letter guarantee financing?
No. A Proof of Funds letter is not a loan approval, prequalification, commitment to lend, or guarantee of financing. Final financing remains subject to underwriting, property valuation, due diligence, documentation, and approval.

Who can request one?
Real estate investors seeking financing for eligible non-owner-occupied investment properties may submit a request.

Can I submit the letter with a purchase offer?
Yes. An approved letter may be included with your purchase offer to help demonstrate that you are working with an established real estate lender. Acceptance of the letter is ultimately determined by the seller, real estate agent, or other requesting party.

Is a lender-issued Proof of Funds letter as strong as showing cash?
A lender-issued Proof of Funds letter is not the same as verifying cash held in a bank account. However, for a financed purchase, it can serve a similar purpose by showing the seller and real estate agent that an established lender has reviewed the proposed transaction and is a potential financing source.

Malve Capital is a direct hard money lender that funds and closes eligible investment-property loans. An approved letter can help give the seller confidence that a credible lender capable of executing the transaction is behind your offer.
